The 6-Step Preconstruction Process
1. Discovery & Needs Assessment
The journey begins with a conversation during the Discovery phase. You’ll speak with Jason Eaton, the owner of URC Build, to share your goals, vision, and any questions you have. If we feel like we’re a good fit for each other, we move into the Needs Assessment. This step involves a site visit, where Jason will meet you on location, take measurements, and dive deeper into your vision for the project. This is a crucial step not only for us to understand your needs but also to ensure that we are a good fit for you as well.
2. Feasibility Assessment & Design Phase
After our initial meeting, we’ll provide you with a free, high-level ballpark estimate based on your ideas and our assessment. This is a general estimate, and after we discuss it together, you’ll decide whether to move forward with the Design phase. This phase requires a deposit and signing of the construction documents. Our design team will then work closely with you to refine your vision, creating plans that allow us to offer a precise estimate moving forward.
3. Adjustment & Agreement
In this phase, we take your design and get down to the details. The General Contractor (GC) and project manager will work together to adjust the plans, refine the estimate, and ensure everything is perfect for your needs. Once everything is aligned, we’ll send you a contract and schedule a meeting for the official agreement. Signing this contract marks the official start of the construction process.
4. Start Construction – Begin Selections
Now that the agreement is in place, the real fun begins. We’ll break ground on your home, starting with the foundation, while you continue to work on your design selections. Whether you choose to work with a designer or a selection specialist, you’ll be given a schedule of due dates to help you stay on track. During this phase, your vision truly begins to take shape as the framework for your home goes up.
5. Framing & Exterior
Once the foundation is complete, the framing will begin, and your home will start to look like, well… a home! This is where the magic happens – walls go up, the roof is installed, and windows and doors are placed. As the structure takes form, you’ll continue working with our design team to make any final decisions on your home’s style and finishes.
6. Mechanical Systems
With the basic structure in place, the next step is to rough in the mechanical systems – plumbing, HVAC, and electrical. Once these systems are in place, we’ll call for an inspection before closing up the walls. This ensures that everything is up to code and ready for the finishing stages.
7. Walls, Floors, and Trim
With the mechanical systems in place, it’s time to start adding the finishing touches. Drywall goes up, the walls are painted, and trim is installed. Afterward, the floors will be laid, giving your home that polished, finished look.
8. Cabinets, Countertops, and Fixtures
Next, we’ll install your kitchen and bathroom cabinets, along with the countertops. Plumbing and electrical fixtures will also be added, bringing your home’s interior to life. You’ll have the chance to choose exactly how you want your space to feel, with the help of our expert team.
9. Exterior Finishes and Landscaping
Once the interior is nearly complete, we’ll turn our attention to the exterior of your home. This could include final touches on painting, trim, and any architectural details. Landscaping will also be completed, adding the finishing touches to your yard with planting, grass, and walkways, giving your home curb appeal.
10. Final Inspection & Punch List
Before you can officially move in, we conduct a thorough inspection to ensure everything is built to code and that you’re satisfied with every detail. Our team will address any minor repairs or finishing touches that need attention, ensuring your new home is perfect.
